SEATTLE HOMEOWNER CHECKLIST
Ask each contractor the same questions before choosing. A lower total may describe less work, different materials or different exclusions.
Ask the contractor to identify the affected component and explain the evidence for the proposed work. Is the quote for mortar joints, a crown, flashing, a partial rebuild or a larger repair?
Request the repair extent, proposed materials, access arrangements, property protection and cleanup in writing. Ask which concealed areas have not been assessed.
Ask whether assessment fees, access equipment, disposal, taxes and any applicable permit costs are included. Request the payment schedule and how extra work will be priced and approved.
Get the contractor’s business name and registration number. Check current records using Washington L&I’s verification tool; a referral from this website is not proof of credentials.
Ask about the expected start and completion dates, weather delays, and who will determine and handle any required permits or specialist review. Do not assume these are included.
Ask for completion documentation and written warranty terms, including exclusions and who handles follow-up. A repair warranty does not automatically cover the whole chimney system.
If two quotes recommend different repairs: ask each contractor to explain the finding and why their proposed scope addresses it. Do not choose a repair solely from a photograph or the lowest price.

A photo can show visible areas and help plan an assessment. It cannot establish measurements, concealed conditions, access, permit needs or the complete rebuild extent.
Not by itself. Location, depth, pattern, movement, exposure and the condition of surrounding masonry affect whether a localized or broader scope is considered.
No universal treatment should be selected before open joints, failed top details, material condition and possible water pathways are evaluated.
A repair scope addresses the documented finding and stated work. Do not assume it certifies the entire system or guarantees a code, lender, insurance or engineering outcome.
